There is some upfront work you have to do to vet the deal and the property, but in general, it can become very set it and forget it.

I'm guessing it must have been pretty loud for you to mention it to the tenant and I do think you did the right thing by addressing it to set boundaries and not have your tenant walk all over you in that regard.

Is the $55 fee something that you set or is that a Turbo Tenant application fee?

If something sits for longer than 2 weeks in prime leasing season you should consider adjusting price, marketing package, or easy to change amenities (appliances, include window AC, dishwasher, etc. you really need to review competing rentals and see what they include).
