In the states where I've done condos, the rules are like doing a subdivision; and you need certain number of off street parking spaces, maximum impervious surface, and you need the zoning that allows multiple units.

@Ben StevensonMy biggest regret is not turning my earned income to passive income from the deals I've done so far (10).Those 10 deals netted me $354,766.67, and I could've easily went out of state (prob PA, since I've been going down there on short weekend trips for about 15 years), and bought a 6 unit (2 adjoining properties, 3 units each) I looked at last year all cash, which from having run my #s, would've netted little over $40,000/yr after all expenses.

I received a piece of marketing from Third Federal Savings & Loan (www.thirdfederal.com), offering to refi our primary residence to a 10 yr fixed at 3.29%/3.39%apr with closing costs at "only $595".Given I'm currently paying 4.375%, on the surface, it looks like I could shave 6-8 months of my current note with a slightly lower payment (~$20 less), it would seem worth it to do this for the $595 expense.

If you plan to build a portfolio of MHPs, it would be good to do this legwork in advance of buying parks, so you can build a relationship with the banks that surface as the best option prior to making offers.
