Find out how much those late payments really hurt your borrowing power (ie get actual numbers on how much you'd pay now vs once your credit score goes back up).

To you folks that are paying gurus to learn lending, make sure 1) they actually have a formal credit/lending background and 2) make sure they went through at least the last major crash of 2007-2009 and lived to tell about it.

I have long suspicious there that people that live in Class C neighborhood is actually richer than folks living in Class B, I've seen in CA too. 

Rates are higher right now but the old adage is "Marry the property but date the rate".

In our case the contractor said that it's better for home owner to get permit but because we wanted to move in by certain date he suggested we may have to skip it.

I recently learned even the MLS can be slow to update and doesn't necessarily reflect the most up to date zoning. 

It is way too dated.

My strategy for REI has been to build a portfolio directly purchasing and leasing real estate but at some point start to transition my funds into private lending others' opportunities and getting away from being the actual owner and manager of properties.
