You can acquire more properties and then do a commercial loan once they are rehabbed and seasoned.  

Do you already have access to that $400K? 

I haven't seen anything in my price range ( We have about $60k to invest )  but I don't have access to the MLS so want able to explore what's really out there.

I also have access to both Costar and Reis, which can help you with rent comps in the area. 

I let her out of her lease at the end of the month (3 months early) and in exchange asked that she keep the house clean and allow me access whenever needed for showings, beginning immediately. 

@Joshua Lee Wegner you can't stop the train if this is slated for sheriff sale...unless there is a redemption opportunity...but you'd need to settle the property owners debt to bring the mortgage current...this doesn't sound like there is any opportunity to acquire this property...it's too late...the only opportunity with these is to negotiate with the lender...sell it short , maybe...have you spoken to the lender? 

I live in Salem currently and have been acquiring a bunch of properties in Salem specifically.

I’m about to acquire my 3rd property, and should be in a position to buy my 4th in Q4 of this year.

Have you determined how you plan to acquire the properties (finance, cash, ect)?

I don't have access to comps in Littlefield, and hope to speak to someone that does.
