After you have more than four properties and work a full time job, it is hard for DIY landlords to be able to prioritize leasing during weekdays, etc.As an investor increases the number of properties, the ability to juggle it all without losing days starts to occur and then you can make a decision to get help, go at managing your properties full time, or becoming less efficient.What percentage of property owners  do you think has what it takes to really be able to manage their investment without losing days?

Friends, family, school chums, church, etc all are okay to approach for a Join Venture or a syndication.

I guess what I am having a hard time with there being many costs that need to be split at the start of this venture, after we get through this we can virtually split the building's rental spaces and income down the center.

Each Venture Requires a Down payment and some of the above mention require you to have some type of previous experience.

Hi Chris - I would use a JV (joint venture) agreement that details how the fee will be shared with the other wholesaler percentage wise.

Is he involved with a ton of business ventures in which he doesnt always control what is going on, to where it'd best suit him to pull his name from it?
