We would prefer to keep the renovation budget to around $30K-$40K total.

I also did a full gut reno for my multifamily and 100k seems very low end budget.

I.E. they’re not new construction, and my rehab budgets were not equal to the amount of the purchase prices.

Along the same lines, I have a strong grasp of what my budget will be on an apartment complex.

The last thing we want is for cars or trucks to land on us, our kids, dogs or house.More importantly I hope the actual property line is what the maps suggest and that we’ll be able to build a block wall on that property line.

I don't budget per se, but I always have a good balance in my account to cover the unexpected.

Make sure your inspection report is on point, and if something needs to be done in the near future (say a roof) you need to add room for it in your budget.
