If you don't need the PATH and restaurants within walking distance, you can deal with a ferry to lower Manhattan (in community) or a 10min shuttle to the PATH, you plan on starting a family, you really want to live on the water and actually maybe get on the water for boating/kayaking/paddle boarding, then I would recommend Port Liberte.

We are in the same boat on our current deal, it's cash flowing now but once we can get the units to market rent it will be home run deal!
