Don ,  you speak from experience and most folks on this site have ZERO experience with litigation. 

There are zero cabins in the list I was provided that had PSF between $178/ft to $224/ft.

Let’s say your deal analysis comes out to zero.  

Expressed, in percentage terms, you'll need to put a lot of zeros after the comma to get to the first figure.

Based on the information you've provided it seems like you might be targeting the wrong type of deal flow for your budget/risk-tolerance/area.

They've figured out how to take advantage of the warranty policies to benefit themselves.

They had ZERO interest in learning about something new. 

It was probably close to zero per month.

There is a chance that investor is a securitized trust which will put your chances closer to zero of getting something done.

My gut says you probably want/need separate policies for the different entities at the very least - the purpose of having them is to keep things separate in case of a lawsuit, so combining insurance would pierce the veil and allow someone to come after everything.
