This might be a different scenario, but the thought is the same, we as a construction company can "assign" or "authorize" anyone to sign, transact contracts, just like you can when you pull permits, anyone can do it if you authorize them, you must execute a board resolution naming the individual and what he can do, his limits, etc, then it must be notarized and stamped, signed by secretary and president.

This way the contract is valid and can be recorded and you have some legal recourse....Where I'm at, the recorder requires all signatures to be notarized in order to record, so if that is also true in your area (very likely to be true) your contract will have to be signed before a notary first.

NA NA i have been managing rentals in some rough neighborhoods in chicago, and never wanted to take the chance on any type of confrontation with an angry tenant, so i have always mailed the 5 day notices (regular mail even) even though the notarization claims that it was delivered in person.

@Paul Scalcione Jr Careful with the mother's in law units or guest houses; they're oftentimes not legal units and more often than not are not separately metered, so if you rent those out, you'll probably have to cover the utilities.
