There is much more but lastly I am firm believer is the team approach as a new agent get on a team have them feed you leads and get paid to learn the trade.

To get that you need to be preparing the suit, getting the bond and filing the necessary pleadings for an emergency hearing during the same window of time that the recipient is thinking about how to hide or spend the money.  

And I would look at what 5 bed vs 4 bed with one larger unit are trading for.  

I want a specialist that's an expert, and not a jack of all trades and master of none.

Higher end firms do that for liability purposes and to help eliminate construction conflicts because trades do not talk to each other.

We do get a better fee/split structure, and that's a fair trade for the extra work of managing a large investor base and it's associated extra accounting and tax reporting overhead.I also find the advice in the OP to be contradictory.
