Folks with bad credit wanting to buy a house rent to own are easy to find.LOL I guarantee (btw you can test this in craigslist with a "test ad") if you put an ad in zillow rent manager (short cut is postlets.com ) AND in craigslist (for rent)Subject:  Nice house, nice area, Rent to own, fix your credit then buyDescribe a nice house in the ad, a few pictures you will get lots of replies.your job then is to .... screen for the strongest financially and with the most down payment.   

I attended a couple back in August, and both agents said what they’re seeing in their respective agencies is in Ada County which is the ‘epicenter’ of the Boise metro area and which holds some of the largest/fastest growing towns such as Boise, Meridian, and Eagle was their stats were showing 7 out of 10 buyers were from out of state, 5 of those California specifically, most were all cash purchases, and they were seeing increasing numbers from the Seattle, Denver, and New York City/North New Jersey metros.  

It would be worthwhile to consult an attorney due to the nature of fair housing and ADA complaints. 

Meaning I might have to try and find something for even less and after including repairs have 216K tied up in it.I agree with @Derek H. in his assessment; the Treasure Valley (Ada & Canyon County with a little Owyhee County thrown in) is a particular beast that is not cut and dry in the ability to assess it in some regards...just a few nights ago on the 10 o'clock news (channel 7) they discussed the state of the market over the last year and they noted that in the Treasure Valley/Boise metro which is nearing 800k people, there was 1 single family home that sold for under $250k and that was in Canyon County.

Often the Ada County Assessor is not using accurate comps and its good to know so you don't walk into the Board of Equalization Meeting blindsided. 

Each law uses the terms "service animal" and "emotional support animal" but actually defines them differently.Would a short term rental then, which is providing a service akin to a hotel, be governed by ADA or FHA?

If the property is grandfathered in for ADA compliance or other requirements (elevators, handicap ramps, etc..).
