The Vendor was unwilling to undertake the work to have the tanks removed and {possibly} the soil remediated - nor would he entertain a reduction in price or an escrow of a portion of the purchase price in exchange for us tackling the issue - and the deal came unravelled.Now being obliged to disclose the results of the Phase I to other potential suiters, the Vendor ended up removing the tanks some months later.Most jurisdictions in Canada will require an abandoned UST to be removed ... even it not abandoned, if the tank is older and steel, it may have to come out.

That is actually not a huge deal and can be tackled with resourcefulness and education.

I have gotten dozens of great deals in my community and I know a lot of other successful investors that have gotten great deals here - so your claim that you are getting all of the mind blowing deals in my community (or the community of any other investor on this forum) is just ridiculous spam!

I've never seen one NRU member give of their time to assist others.Almost EVERY one who comes here from NRU has done nothing but abuse our site by sending SPAM messages to other members, seemingly with the intention of recruiting.

Maybe you could share some of your expertise with the rest of us when you see questions that you can easily tackle!

And after you hit that link, the last thing you will remember is getting shot or tackled by the Cops.
