Small Mixed Use Commercial property - Cap Rate

It is Important to calculate the NOI on any deal you do from a single family to a multi family. usually a lower cap rate symbolizes a steady producing income property, you will usually pay more for that building then one with a higher cap rate, usually the higher the Cap Rate the more there is room for improvement in the property, there is a tendency for more vacancies and maintenance costs.
