The downsides of a single large building are that it's less liquid and more vulnerable to sudden market changes.That said, I would still go the small-med multifamily every time.

I see a lot of posts and articles saying investor bought propert A at whatever amount, put x amount of dollars in renovations into it, and now all of a sudden the increase in the value of the property is double or more the amount spent in renovations.

Did the Riverwalk suddenly start flowing backwards?

Is it possible to pay the upset price to suddenly find that there is a huge lien that now you are responsible for?

If you have a tenant that stays for 3 years, you dont, all of a sudden, need 3 months for vacancy.

I have seen residents who buy brand new beds and all of a sudden they have bed bugs.
