The other option that I talk about with a lot of the investor that I work with is investing in a turnkey situation.  

Some lenders work with 220+ lenders and can really understand which lenders are best for you based on your situation.

If not on the MLS, they have to be about to be foreclosed on, way behind on their property tax or some situation that MAKES them HAVE TO sell.Same with rentals.

I am always fully transparent and the owner in that situation is a long standing business associate that knows my character, experiences and background, strengths and weaknesses included.

I found a win - win situation for the corporate owner, the rail road land owner, and the community who were plagued by the vagrants steeling and causing mischief.

I’ve consulted several different people and they have told me in my situation as an investor expanding their portfolio it makes more sense to keep the extra cash as opposed to paying down rentals.

-Changes to lease break situations.

With the situation you're going through, your first thought was likely "I'll raise the rents to cover this."
