In Texas we can go inactive, so no Broker, no selling, no MLS access,  but you still have to keep up your education CE hours and such. 

I've watched several "Webinars" (pretty sure they're just hyped up YouTube videos and not what I would consider a webinar) right here from BP that are really just a push to become a "PRO" and gain access to all the tools.

This stops you from over paying and renovating beyond the neighborhood. 

You usually can do these loans with NO points, you just need to work with a broker who has access to dozens of lenders as there are plenty of lenders that can provide these type of loans with No Points. 

Just struggling to find any good leads with not much access to mls and other paid services.

The rest of the program is all videos and can't access the library.

No guaranteed way to stop a determined, experienced thief:(Only deterrents that push them to easier jobs.The roof may be a good idea - until they figure out the just need a ladder to get up there and a rope to lower it down. 

An idle brain/body just begins to get worse if you stop using them.

On balance I have made way, way more money from appreciation that I ever did from cash flow.To me the most important consideration is to always have money or access to money, never be forced to sell.

I have been learning how the process works and there are a lot of resources for how to interview a sponsor and review the deal, but how do you initially access the deals to review?
