HI @Sufyan MinhasI can only speak for Texas but I recently had a client try and sell his condo after 19 years and the HOA killed the deal.

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

I'm sure there's individuals that are good at both, I'm just speaking in generalities. 

With the idea of "we can turn money today into more money tomorrow by investing it," I place most of this within a taxable brokerage account where it grows based on the market broadly speaking.

You should speak to your cpa but if multiple people are paying it then I believe it can be separated as long as it does not exceed the amounts paid and it must be legit

but I suspect homesites will drive the best values.. no one wants logged over sites for building ( generally speaking)  it works here in the Northwest because of the incredible shortage of buildable land. but in other areas not so much

Like you mentioned , the prices are going down because a lot of people thought you could just buy a property and slap it on airbnb , expecting it to rent well without doing improvements , not realizing that the market would be overstaturated with " C and D " quality properties ( A+ are the properties i'm speaking of)I'm seeing that you can buy those type properties( A+ potential) that have simply been under utilized and 1.

I moved from the SF Bay Area to live and invest in Reno, NV because of it being much more landlord friendly, low property taxes, close to Northern CA and Lake Tahoe, strong appreciation, and I understood the market after speaking to a bunch of people and feeling confident about the future here.
