There are pros & cons: little to no effort on my part, little to no control on my part, the location is mostly irrelevant (I have investments in 9 states), you need to be sophisticated (knowledgeable), you have to get access to folks that are creating deal (folks that you develop a trust relationship with!).

I know my dad ran into them in the late 70s and 80s.. more sophisticated though they had actual offices and they would want 5 to 25k for due diligence fly out to your project ( on your money) then tell you well could not get it done.. your 25k is gone.I knew a guy in Canada who I lent money to in BC who got taken twice by these crooks for a project he was doing..

The (c) exemption makes things a lot easier for individual sponsors who don't wish to set up a ton of compliance-related machinery for a marketplace and prefer to make use of vendor products to streamline the process.

Peter, you may not appreciate this, but this is for all the persons out there considering passive investing in a syndication.I assume this is a Reg D 506 (b) or (c), so to invest one needs to be accredited (rich) or if (b) sophisticated (knowledgeable) and if (b) must have a relationship with the sponsor.

They might be thinking that they're better, smarter and/or more sophisticated but, even if all of that was true, that isn't what counts here.The way that I'm going around this in my projects in Mexico and the Dominican Republic is by working with a local partner.
