I mean maybe the appliances would be a bit more in the class A, but Why not just find Replacement cost and lifetime for the water heater, roof, appliances, water softener, HVAC and figure monthly avg for those instead?

Our market has softened a bit for the higher price point homes and they are needing more marketing attention than before, in my opinion.

I was at Washington Sq Mall the other day and one of the booths that is on the concourse was a high end luxury apartment complex.. the presentation was more on the line of selling  vacation homes or actual condo's..  ...

We also wouldn't be doing it if it just hadn't fallen into our laps via a death in my husband's family.Don't get me wrong....NYC is a great place to make money in real estate, but the numbers are big and you need to make sure that if the market goes South, and it is indeed starting to soften, that you have enough cushion to not lose your shirt if you have to sit on it for a few years.

That might be a way to soften kicking them out and also if they are complaining all the time you can throw it back at them that you need to get all those maintenance items fixed & list back all the crap they've thrown at you to fix.

In some markets, prices are already softening, so I would not expect fast results.

Construction costs are starting to soften but have jumped through the roof in the last few years.
