There's little opportunity for you to add any value of your own (whether that's through rehab or other skills you might have).

This will teach you a lot of skills and prepare you for more complex investing in the future

Most homeowners don't have the time, money and skills necessary to take on larger projects.

I would also recommend all three of David's BiggerPockets books for agents, Sold, Skill, Scale.

Being an agent will teach you a lot of important skills like sales, negotiating, marketing, and more.

If you still promote them on your platform my opinion is that you need to encourage them to work on their communication skills towards the customer...
