I don't think their impact is healthy for the market and I'm sitting on the sidelines the next year to see how things shake out. 

If you're not actually going to pay the rent either then all you're doing is collaborating with a non-paying tenant in an effort to allow them to live rent free.let me not sideline my own post and create another one specifically to discuss this erap program.

Have they all retired or just sitting on the sideline for now? 

People on the sidelines will panic if there seems to be a steady upward trend and demand will surge over the short term. prices will peak.

This is why most Americans stay on the sidelines and end up living a life of mediocrity.Provide a value to the landlord. 

Before you know it, you’ll be smiling on the sidelines when the stock market roller coaster takes its next dive, and everyone will be wondering why your so calm, cool, and collected.

From my time sitting on the "sideline" studying, reading, analyzing deals and listening to the amazing podcasts I am finally ready to start my life and begin my real estate journey.

By doing so, it actually got me off the sidelines and into the game!
