I myself sold a piece of property in New Jersey (raw land) and purchased a property with a house on it in Nashville, TN for my 1031 exchange.

Ideally AI could improve the property analytics that shape listing prices, a competitive advantage over other brokers.

If utilities are present, the property is worth what other bare land properties in the area are worth.

Hi @Colt PriceThe simple answer would to be lease the land to farmers and let their cattle roam on the land.

To them a 5 year old roof is in good shape for the near future the same as a 18 year old roof.

If I did my math correctly, on a 3,600 SF triplex where you buy the land for $150k, you generate a gross profit of about $84k (based on a $140/sf build cost and sale price of $205/sf), before you pay interest on any borrowed funds or closing/commission costs.
