A few things:Found the listing online, saw the pics.

You have a good inspector.The Al wiring needs to be replaced & I've seen a lot of it in Florida when we were buying down there & the arcing is a fire safety issue, (wish I still had the old pics I took).The 2 prong ungrounded outlets will all need to be replaced & rewired back to the respective panel(s) for each unit.

So if this is a regular cash transaction, you should just be able to email the documents to your buyer, have them sign, and then scan them back to you or the title company. 

Recently I was scanning through loopnet and I came upon this deal in New York which read" 19-Unit Sponsor owned Condo package Rockaway NY".

I give them 12 slips per year and they take money to bank into my LLC business account.I scanned a deposit slip into my computer and added all the information and also print big capital letters apartment number and or address.
