I see a lot of commercial RE struggling, lots of people are highly leveraged, interest rates are higher, and labor is through the roof.  

For example, if you are in a heavy bike community, maybe installing bike racks somewhere might bring some character to the property and it doesn't cost a lot.

But during inspection of the attic, the bottom of the roof decking and the rafters were black from a long ago fire (5+years). 

The roof needs replaced and it would take a lot of work to make it look nice.

Newer roof (2019) and newer water heaters and HVAC.

I'd try to go up on the roof and look to see where the water is coming from.

I was planning to replace the roof in about 6 to 10 months from now, because I ran out of money with the rest of renovations. 

Maybe the foundation is slipping, the roof is needing full replacement, the plumbing backs up every time you are draining the tub and try to flush the toilet...  

And make sure that all items necessary for you to get the best rate possible from your carrier (like 4 point inspections, roof attachment points, pool enclosures etc) are present or available.One nasty little factor that can't be helped is that every time you buy a property for more than than last owner paid - you will have a tax bump due to re-assessment. 

I blew insulation inside the house and also found some roof areas that were leaking a small bit.
