@Scott Hensley I recently purchased a value add 19 unit in Berwyn, and one of the things I wish I had done in retrospect is to have some of the trades come through during the inspection.

This was my first deal and in retrospect I realized that I did bad job at negotiation but this was definitely a great learning experience.

But what's most important to understand is that, due to the illiquid nature of real estate (even if you're Active it can take a while to sell a property and the market timing might not be right for you to want to do so), once you go down either path (Active or Passive) it's hard to unwind from either position if you decide, in retrospect, that it was the wrong path for you.

In retrospect it was totally not worth it, lol.

I eventually sold the house right before the polar vortex swooped in and stacked snow on the doorstep of every Ohio home and in retrospect I am thankful of that I divested.So what did I learn?

I am wishing in retrospect that I not only had an inspection but also had my contractor view the property in the due diligence period.

So in retrospect you can purchase online courses, go through the information, and ask for  a refund.

You can only know it happened in retrospect. 

I was on the other side of this argument no too long ago but I can say in retrospect I was as naive as anyone else who says "if you don't expect your marriage to fail, then.."

In retrospect, I probably insulted him indirectly when I said that, but the point I am making is, with enough determination and effort, you can learn anything.
