I would keep and organize all of your communication around this issue, including gathering pictures of the unit and the area in question that was repaired.

if there is lots of interest, they can say to you "that's a nice list of 'issues' your inspector found - give me asking price, or find another property. i'm not making any repairs or lowering the price."

And I wouldn't be surprised if Mayor Bass is removed as well....the $17 mm cut to LAFD budget and 30% of fire trucks sitting awaiting repair, it goes on and on (not all directly her fault, but hey she's where the buck stops. 

I believe the better value currently is finding a home that needs cosmetic repairs and allowing the PM to handle those and get the place rented out as someone else stated.

You'll likely have inspection related repairs every year.

I still tried to reason with her to see if we could repair this, but she hired a personal injury lawyer (who happens to be a cleaning client of her) to start emailing me demanding I give her $125,000 for her 1/2 of the business, or else they are going to file a lawsuit.

Also, they will NOT stop paying UNLESS you do not do the repairs in the time allotted.

Needs gutters, full kitchen and bath, floors, paint with some drywall repair, windows, front porch and the deck on the rear is pretty poor as well.
