The home could use windows, hardwood refinishing, furnace in the future, and basement carpet are the major things.Before I would even try renting out the home I would want to pay a good chunk of my student loans off (if not all) and then pay off my sister - around $30,000.

We are going to paint the whole interior (~$1.5k), refinishing kitchen cabinets (~$1k), updating 2.5 bathrooms (~$3k), and lighting (~$1k).

This smaller rehab would be repairing some couple foot by couple foot holes in the wall and ceiling, replacing several broken doors, refinishing the wood floors, putting new linoleum in the bathroom, putting in new cabinets (but keeping the sink) and painting everything.

This may include making cosmetic improvements, such as painting or refinishing floors, as well as more significant renovations, such as updating the kitchens or bathrooms.  

Should be able to use wood bleach( try bartenders friend has same active ingredient) on the stained area sand and refinish counters.

It wouldn't be used for repainting or refinishing the floors after a tenant lived there for 5 years.

I've worked in the park since I was a kid doing everything from office and tech to scrapping concrete to be refinished.

Had to sand the cabinets down and refinish (Couldn't afford new ones).
