If the refrigerator breaks after the 5 years, I recycle it and start all over.Since I was in the laundromat business a few years back, I wouldn't recommend a washer and dryer.

That said some have done well investing in cheap condos.If you are really interested in recycling funds while building a portfolio consider fix to rent deals with a cashout refi once the property is rented.
