I’ve been in a similar situation, and I think the idea of buying in lower-cost areas to renovate and rent out is a great play.

Market your wholesale business as anyone would market a business concept and play by the Texas law and rules.

People like new homes- It is easier for me to identify with which homes will be more marketable in the future yearsCons- Cash flow usually isn't as good (which is ok with me, because it is always an equity play for us).  

This property has been a cashflow play, but ideally my next small multi-family (2-4 units) would be similar to what you are looking for in terms of a higher-priced appreciation play. 

We served the second tenant shortly afterwards and once they saw how the other situation played out, my wife was able to work with them to get them out without going through an entire eviction process.

BUT, it's an appreciation play. 

You're worried about the defense you need to play, just play offense.

And the one time we did get sued by a tenant the LLC never  came into play (slip and fall on ice that the tenant won a nice settlement on from our insurance company, insurance company handled it all).
