Is this a realistic idea for the Columbia MD area?

I am just looking for a kind of realistic overlook of the field and see if making the move would be worth it as I have been quite interested just the step back to take a step forward has been the hesitation.

We tried to get it for closer to $160, and the seller wouldn't budge more than ~ $2,500.Our realtor sent comps and has been assuring us that relisting for a minimum of $250k is realistic and creates a good profit margin. 

The list does move, but realistically this could be a 3-4-5 year wait, presuming nothing else changes in the proposed wait period.

Realistically out of thousands of open houses agents in my office have held open, I'll be no more than 2 or 3 have sold to someone who visited on the open house.

Your numbers and your realtor's numbers are obviously more hopeful than realistic based on the evidence.You are either buying in too high or spending too much on reno.

The down payment plus closing costs, expenses to make the property rent ready, travel back and forth (do not purchase a property in a market that you have not visited and/or do not plan to visit pre and post purchase), and the required cash reserves puts your realistic purchase price around $150k.
