as someone who has to actually hire the attorney this is a very big expense in the pursuit of principal.. also I suspect there maybe a little more to the story as well why this has not funded .. also its testament to having a very good banker in your corner.. many time folks jump around over 1/4 points something..  

RE Pro status is only needed by landlords who have losses from rentals but cannot deduct theses losses - either because they have too much losses or too much income.To qualify for RE Pro, there're several requirements, including requirements to spend a lot of hours in real estate business (750 a year) and spend more hours in real estate than in non-real-estate pursuits (like a W2 job).

What is the best course of action in the pursuit while not wasting money and protecting myself from future unwanted surprises?

Well friends, I'm in hot pursuit of my first deal (looking to house hack / turn into a rental, SFH or Small MF).

However I had a conversation with someone about real estate and am now in a passionate pursuit of knowledge.

Ideally you would have RE or other business pursuits be able to support you for an early retirement.My retirements accounts were an afterthought that I don't touch in retirement and only there for some kind of reserve.
