There is more that goes into these decisions than pure financials sometimes.

My wife and I have enjoyed the MTR strategy for about 4 years now, and I think it is a viable way to "do" real estate, but it is definitely an acquired taste that not everyone is going to enjoy.MTR isn't quite LTR, and it isn't quite STR, and it definitely isn't just merging the two together.

My wife and I moved to town about 5 years ago and have really enjoyed living and investing here in BCS.

Purely based on the park income, the NOI @7.5 cap show a valuation of $1.0M, because of the land, POH and pads for expansion I offered $1.2M for it.

As a pure investment, I don't love condos (my first investment was a condo).

A 100 unit building needs meters, anything less is purely stupid.
