Exactly.Last time I counted, I had 23 business bank accounts, and while it can sometimes be a pain in the butt (for example, I have about 11 different checkbooks), at the end of the year, it makes accounting much, much easier...

Hoping to help some newbs avoid some serious banking pain.

Are you thinking of putting sparkly hearts on the document to demonstrate your creativity, is your pain point the down payment and you're trying to navigate that with seller financing, is the issue that the in-place tenants aren't paying rent? 

In the old days those we squeaked by on were sold with seller financing @ 10-12% to mitigate the $$$ pain & suffering.

Unrelated debt financed income (UDFI) in an SDIRA can be a pain.

Try to figure out what their biggest pain points are and remove them.

That usually ends in a lot of pain. 25 years of doing this, never even a deposit asked for on the front end.
