My cash flow calculation is based on accurate and ideally conservative underwriting that includes all expenses including maintenance/cap ex, vacancy, PITI, book keeping, asset protection, misc.I would never bother with a unit for pure investment that was projecting anywhere near as little as $300/month total return. 

They care about making money and protecting their asset.

Just trying to get as educated as possible before making any decisions, and setting up my asset protection accordingly. 

If I could rewind 7 years, I would’ve personally scooped up another property near downtown...prices were more forgiving back then.All that said, I’m curious..if you were getting back in the game today, would a condo with strong amenities but an unpredictable HOA top your list, or are you eyeing single-families for that full control?

I agree with complications of ownership when it comes to Land Trust, and it also does nothing for asset protection. 

The changes ensure both buyers and agents are protected, but also the sellers.Compensation: Buyer agent compensation has always been negotiable, but the recent updates encourage even more flexibility.

As others have mentioned they will be putting a lot of time and effort into this so it is important to have an agreement that protects them as well and allows them to do their job.

That protects you from having to sell to  low.

But i am very happy with the downside protection it provides.
