Hi @Byron W. we ran into a similar problem a while back, we paid around $38/sq ft to have the subfloor replaced, as leveling it wasn't much of an option.

No problem (as long as the house appraised for $200K+ )The only time you need seasoning is if you renovate it, and want to get a loan on the now $300K ARV.

@Rick Sheldon If the owner is dead and he/she was the sole owner of the property, the Executor (or Personal Representative, depending upon the jurisdiction) of his/her Estate is the proper seller.The problem as I see it is the Executor/PR has a duty to the Estate (and heirs) to sell assets at fair market value... and if the contract was entered into before a proper valuation was set and the price contracted for is too low then yes, there are potential challenges ahead.

Arron,That's the problem as most are SFR in area and the appraier used comps that are vacant and beat up.Any other ideas?
