I think a buyer would show much more praise to their realtor if he brought them a home they liked with 15k in equity versuses one with maybe just a couple thousand.

Justin,Thanks for your praise :cool: .Let me say what I see after your new informations:$1,7 million for 45 units all 1 bed, hui ... thats a high price, okay I found a College (0.6 miles) and a University (1 mile) nearby, so it´s clearly the building is for the students;the Seller said $256k gross and $175k NOI, thats only 30% from the gross for expenses, I think thats not correct, at the pictures what I saw the building is not so good outside, but these pictures are from 2007, so the condition can be better today;I take the 50% rule, 50% from $256k is $128k, thats realistic.

This duplex is located right around the corner from my duplex and that appraised back in March of 2023 at $95,000. purchase price for this duplex is $66,000 and should have praised for the same amount if not actually a little bit more.

I'm not sure what the term is for these sleeper advocates is for selling commercial interests in forums, but what happens is that someone asks about some company an then you'll see rather new posters jump in with great praise an promote it with personal endorsements, some get paid to do so.So, new posters are often suspect since they are unknown in the forums.I suppose I may be a little a little closed-minded in that respect but it comes from years on here with thousands of posts an the experiences with these promoters.You are correct, the question was who has experience with the company.
