In Oregon for instance unless your doing a PUD open space cannot be required and you MUST create lots to specified zoning density.. in other words if your zoned 5k sq ft lots U cant ask for 7500 sq ft lots you must be within 10% of the base zoning.

@Joseph SpearGood feedback, but would be careful about buying based upon Cap Rate with Homeroom as you outline.Just have to look back at Airbnb history. 

I am wanting a LLC for protection as well creating it separate from myself I would like to be able to build business credit and not have any based on my personal credit and I understand there is some tax savings using an LLC

If we price the home based on what they thought they could get for it, it will sit for weeks/months.
