I have two questions regarding mortgage interest tax deductions.First, last year, I purchased a HUD property at a significant discount and used a $70,000 HELOC from my primary residence for the down payment.

I tried to look up properties that I could buy using my $6,000 bonus as a down payment but I was living in Los Angeles and couldn’t even buy a shack.

We also have many unique buyer incentives where an investor can get up to a 10% price reduction to come into immediate equity, or get that 10% as a cash back at closing to reduce your down payment and increase your ROI, or buy rates down into the low 4s on 30yr loans to maximize cash flow.

Gave me the monthly payment and I checked it against a mortgage calculator and it's exactly what that said. 

Basic inquiries about rent payments, tenant status, and property finances were either deflected or completely ignored.Breach of Contract & Unethical Practices – Even after I informed her I was selling the property, she tried to list it for rent without my consent—seemingly to secure a tenant placement fee for herself.

The main thing that pops out at me every month is that less than half of my payment goes to paying the principle down, over half goes to the interest, taxes, and insurance, ect. 

Doing this would allow me to cut my down payments in half. 

Mortgage payment is approx $1800.

I do have equity built up in my home, but I don't want to be saddled with yet another payment.
