They have several other LLC's such as Home Partners that purchased properties at low prices and then quit claimed them to Guardian and then Guardian sold them to people who needed to 1031 exchange money into another property.

Our partners manage thousands of doors across many markets, and make it up on volume. 

But my question is: how do you find a partner to work with?

Sounds like seller financing or partnering with someone are your best options.

The primary form of diligence we see on the forums is "what do you think of XYZ sponsor and deal" whereas the common form of diligence in the space by institutional investors, large investment groups, family offices, and sophisticated investors involves following the sponsor for years, underwriting the deals, validating rent comps, background checks on the general partners, and a host of other diligence that materially de-risks the investments.  

It is possible if you are willing to buy good Class C properties with your own cash in the right market with financial partners.  

Is there anyone they partner with here to put on US MLS, eBay, FB, all the social media sites, craigslist, land watch, land.com, etc.Who is your target buyer? 

I'm not sure if I am prepared to buy a property in Columbus on my own, but I may be more interested as an active or passive partner.
