Here are a couple of observations that I've made:Virtually no two trusts are identical.

You do not always have to be presenting or jumping in to be learning, sometimes you can learn from just sitting back and observing the process, the numbers, the interactions, etc.

You did "bird dog" it for him, so try to get two things out of this: "bird dog" referral reward, and to learn the biz by having permission to observe the rehab.Or you could be spiteful instead.

I completely agree with your observations about how many units a full time person can self-manage.

My observation is that the phone and cable companies are way better at the collection end of their business than landlords.

I need to be more observant.

From observing his business, it seems he gets more business from personal referrals and direct-response marketing than any advertising he does with his company name.
