Hi All,Under contract for my first ever investment property, and the inspection results just came back.

The customary California purchase agreement includes a contingency for the physical inspection of the property, so you will grant the buyer and agent access to inspect the property during the contingency period. 

After you are approved you will have 7 days for the inspection and can walk away in that time space.

Among other things, the inspection showed signs of pest (mice) inside the attic space.

We never have to be there for inspections.

Regular inspections can catch any issues early, potentially saving you from costly repairs.

Since you mentioned Mapple heights keep in mind that area will have a Point of sale inspection or POS as a lot of people refer to it.

Plus any miscellaneous payments such as interest, inspections, etc.
