Check your Governing Documents for options...some require Mediation or Arbitration, sometimes Court is the only option.

So, a linking of the built/physical space of properties/planning with the social space of people with some mediation via technology. 

Make sure you contract includes: amortization schedule, if you are doing monthly payments include a due date and amount as well as payment method (snail mail address especially), rights and responsibilities of heirs to loan (including transferability), and i(f you want it) whether mediation and arbitration is required before lawsuit (some lenders prefer this).  

We talked to the Santa Clara County mediation office, who called her about mediation, but she said she does not want to do mediation.

Often there is a mediation clause in contracts, so simply enact that if the seller refuses to sign a release.

Mold and mold mediation is overblown to me, now a day most Home insurance policy has a $5000 to $10,000 limit on mold issue.

@Sami Gren, definitely make sure that situation is cleared and determined safe, that can cause well over a 100k to mediate.
