I am not sure if I should stay local to my market.

This means having to take a chance and take the property off the market for 2 weeksOption 2- Accept the offer with a provision that allows you to continue to market the property, knowing that there's a chance FHA may not fund the deal. 

It justifies the property selling for greater than just market appreciationI do owner builder rehabs but sometimes use contractors for large work scope or scope beyond expertise.  

Try networking locally with HML's who know the market. 

Local REIA groups and meetups (check Meetup.com or BiggerPockets) are excellent for connecting with both new and experienced investors.I’d be happy to grab coffee and chat about the market or share insights.

I know this is also a National issue, especially in land constricted markets.

You’ll want to make sure your property is styled and stocked to fit the target market catering to what Big Bear has to offer and what guests expect.
