There are a high number of CPA firms that do not want to get involved outside of the FYI to their clients, and some state boards are saying that a CPA advising related to this registration is an "unlicensed practice of law" given it is not under Title 26 - income taxes - the only place where CPAs and EAs are specifically authorized to interpret law.

The higher credit, higher income, gainfully employed S8 tenants are choosy about where they live and do not want to live in a bad, high crime area.By buying in an area that appeals to high quality S8 tenants, the arbitrage that you might see between S8 being higher than market might disappear.So that being said, it’s more important to lead by location than strategy.Happy to talk further if you like.

I am sure some will do it with phone and e mail etc.. but I suspect they miss the best deals.Just like top wholesalers they have buying agents when a lead comes in that buying agent is over to the house and meeting with the folks ASAP so they can lock it up.. if they are non owner occ then yes this is different but now your talking about investors as sellers different mind set .

I do not know him, but the path he is leading you is a difficult path    Note difficult does not imply impossible; there are people who are successful with S8 housing    In my area s8 is so undesirable that they write laws trying to make it challenging to not allow S8 tenants.
