I already have 11ish in that area, so it's a nice addition.We have a lot of work ahead of us, doing some work for other investors on BP and still trying to finish up #30, #31, can't even get to the rest because of the demand for our skills by homeowners and investors.Anyway, it's a 3 bed, full basement, corner lot (huge), 1 bath ( i think), a fireplace, 2 car garage, lots of trees.It was a short sale, the homeowner wanted to stay and pay min rent, so i said, "sure, it will be empty anyway, so let's just do month to month for a few months until i get to it".when it's done, i can rent it for $1,200. it needs new bath, kitchen, some brick work around the porch.I am already working on getting 36 and 37, but this was #11 in 2016. nice way to close the year, but i am starting to struggle juggling work, family, employees, subs, buying, etc..let me know if there are questions and i'll address them.
