I am not sure if you could imagine juggling this scenario, if you can good for you!

In this market, I would definitely get a second part-time job and juggle both of them around until you have at least 6 months of savings built.

I am a new dad and husband and juggling family life, work life and investing it stretches my energy drastically.

You must try to juggle both at the same time, otherwise you can end up on the sidelines for a very long time and then turn the knowledge into overthinking and fear of the uncharted territory.

I already have 11ish in that area, so it's a nice addition.We have a lot of work ahead of us, doing some work for other investors on BP and still trying to finish up #30, #31, can't even get to the rest because of the demand for our skills by homeowners and investors.Anyway, it's a 3 bed, full basement, corner lot (huge), 1 bath ( i think), a fireplace, 2 car garage, lots of trees.It was a short sale, the homeowner wanted to stay and pay min rent, so i said, "sure, it will be empty anyway, so let's just do month to month for a few months until i get to it".when it's done, i can rent it for $1,200. it needs new bath, kitchen, some brick work around the porch.I am already working on getting 36 and 37, but this was #11 in 2016. nice way to close the year, but i am starting to struggle juggling work, family, employees, subs, buying, etc..let me know if there are questions and i'll address them.

I've heard plenty of stories of people working day and night to make those first couple of deals work, but that really isn't feasible for my lifestyle.I'm not against hard work, and I know you get out of things what you put into them, just looking for some advice on how to juggle all of the balls in the air at once....
