The best advice I can give, is create a bulletproof contract for yourself via a good lawyer if possible.Sounds like a viable deal if done correctly, but far less headache if they can just qualify on a conventional loan.

Basically, they do not want lawyers to deduct the cost of law school and doctors to deduct their medical school - which sort of makes sense. 

I have a question and would like to consult a lawyer about this or someone who is an expert.

With that said, I would definitely have a lawyer look over whatever eventually gets drawn up between the two of you.
