This particular property is in Indianapolis.

The mold inspector & remediation  company should provide you with a certificate of clearance.  

This can include opening some walls here and there so the inspector can check if everything is built to code, then you repair or tear down depending on what they find. 

The inspector came in and said - you now have to bring all these window casings up to code.  

Ask them how they work their draws, by inspector or by an app, ask what their draw fees are. 

Also recommend finding an independent septic inspector to inspect the system.

In the meantime, I am trying to better understand the Indianapolis (Fishers, Carmel) real estate market and considering getting a realtors license.In Indiana, the cost for the real estate licensing course is approximately ~$580 and an additional ~$80 annually to maintain.

@Ryan G.I agree with the previous comments about doing a BRRRR OOS, requires a higher risk tolerance and looking at the property value and appreciation, not how much money getting  out of the deal.I invest in the Bay Area and Indianapolis metro area.

Here in Houston we had a tornado last week and no power until yesterday so had to take a time out on brainstorming but an inspector and contractor are going over there on Thursday so I have a better assessment.
