I think i just posted on this thread one I am funding for one of my land flippers later this month 47 acres in Washington state that has "by right " short plat rules so as long as you meet base zoning and road frontages for each parcel you can do a 4X split by simply surveying and recording the new lots..

My rule of thumb is the more details you include about the property the more quality leads that you obtain.
