Unfortunately its human nature, but when we offer help with financing to people who need help, we have to help them.

I'm a bodyworker (Rolf method of structural Integration), a fairly obscure method of healing the human body, but I love it and it is what brought me to Utah. 

 I am wondering if any body has advice on preforclosures in the state of Texas thinking of trying to wholesale or are preforclosures risky business for wholesaling?

To me a wholesaler should work distressed sellers if any body.

One idea for someone at your stage in life may also be to boost your human capital some by advancing in your career and saving for that first home (and a 2-4 unit is an ideal target).  

They are prone to human error.
