I can proof you almost every property to be a great or horrible investment - just tweak vacancy rates a little, adjust rent, reserves for capex and expenses for repairs and viola you have the bottom line you want - good or bad. 

It is tenants in it right now so not horrible.

The issue is, it was left in horrible condition.

Although in a humerous note I fell for the one in Indiana two years ago my PM calls  tenant cant afford rent and heat and they have a baby etc etc.. record colds.. so sure thing no problem give them 3 months free then pay it over the remaining months.. kind of like utls do.. well you know what happened they lived 3 months free and bolted out on the rest of their lease.. thats my style of landlording i go backwards.its these very situations that i was horrible at ...

I know how horrible it could be dealing with deadbeat tennants, crime, vandalism, evictions, collecting rent, etc.BUT, when $30K buys the whole house, it seems like there could still be opportunites to cashflow, and you can get into the game cheaply.

I'm recently in a couple of syndications passively that didn't look horrible just for the experience to see how they perform. 

We just discontinued all our HomeAway listings because of the fees and their horrible customer service.

Then during the rehab, one of the contractors impaled himself on a palm tree or something and sued my parents.They currently own a rental property in MO, it went horribly as well.

One paid, one vanished so maybe someone will say they’ve had horrible experiences but I doubt it would be government caused.

There not drug dealers, there just horrible with managing money so they lost their bank account.
